Building Information Modeling (BIM) is a process based on intelligent 3D models that provide architects, engineers, and construction professionals with the in-depth information and tools needed to design, construct, and manage buildings and infrastructure more efficiently.

The Role of BIM in the Construction Industry

The National Institutes of Building Science defines BIM as: “The digital representation of the physical and functional characteristics of an object”; therefore, it is not merely software, but a veritable repository of information within which graphic data (such as drawings) and specific technical attributes (such as technical specifications and characteristics) related to the project in question are recorded.
The use of BIM methodology allows for the integration of a project’s information and data within a virtual model. This model can be broken down by project phase and by discipline: architectural, structural, mechanical and electrical, operational, and financial.

Italian Regulations and the BIM Requirement

For this reason, several governments have enacted regulations making the use of BIM mandatory on an international scale. In Italy, Decree No. 312/2021 (amending Ministerial Decree 560/17) establishes the deadlines by which the use of BIM will be mandatory for the construction, redevelopment, and management of public real estate and infrastructure assets. Consequently, contracting authorities will need to develop plans in the coming years aimed at introducing digital tools to support BIM, while economic operators will need to be able to meet information management requirements by integrating into innovative digital collaboration processes.

BIM technology offers numerous benefits, resulting from the integration of teams, workflows, and data throughout the entire project lifecycle—from design and engineering through construction and commissioning—enabling more efficient work to achieve better results.   • A multidisciplinary approach that encourages collaboration among professionals and enables all data and information related to the various aspects of the project to be managed through a single model.

Furthermore, once any correction has been made to the 3D BIM model, all views, diagrams, and drawings can be automatically updated, minimizing the risk of forgetting to apply the changes to all generated documents.
  • Optimization of costs, time, and resources, reducing project development time, minimizing errors, and staying within budget. This also increases the return on investment by bringing forward the facility’s operational start date and, consequently, the associated return on capital.
  • Realistic visualization of the result, making the design more detailed and accurate and allowing for the review of all aspects of the project. Simulation and realistic visualization allow you to anticipate real-world scenarios, such as the sun’s impact during the day and the changing seasons, as well as the relationship between the project and its surroundings, and so on.

For this reason, it is essential to utilize advanced design technologies, such as BIM, which can significantly reduce this complexity and ensure a continuous and efficient exchange of information among all parties involved.

Just as with individual buildings, the implementation of BIM in the design and management process of a Smart City helps the professionals involved make more informed decisions that minimize challenges and optimize construction timelines and costs. Thanks to these benefits, Smart City projects are more successful in addressing challenges related, for example, to increasing urbanization or the potential aging of infrastructure.
