Buildings involved: The project involved an office building located in Milan.
The project began with the preparation of an energy audit, in accordance with the UNI CEI EN 16247 standards and Legislative Decree 102/2014. Following an on-site inspection of the building in question and a review of the available documentation, an analysis and mapping of energy consumption were conducted for the various systems present, using energy modeling with the Edilclima EC700 software. Possible energy-efficiency measures were then identified, with costs and benefits evaluated for each one. The first phase of the work concluded with the preparation of the Energy Audit report.
The identified energy efficiency measures include the replacement of lighting fixtures at 175 locations, for a total replaced power of 21.3 kW, and the installation of two photovoltaic systems totaling 34.5 kWp. For these projects, the entire detailed design process was carried out, including system sizing, calculation reports and technical-illustrative reports, single-line diagrams, floor plans, bill of quantities, and construction detail drawings.
To determine the actual savings resulting from the implementation of the energy retrofit project, a measurement and verification (M&V) system was designed in accordance with the IPMVP protocol, as defined by EVO (Efficiency Valuation Organization). Option B (isolation of the intervention—measurement of all parameters) was selected from among those provided for by the IPMVP, and the scope of measurement was defined. The independent variables and static reference factors were then analyzed, and the specifications for the measurement equipment, the reporting period, and the methodology for adjustments were defined. The design of the measurement system was completed with the preparation of the M&V plan.
The final part of the project involved the preparation and subsequent updating of the EPC contract and its related technical annexes, which the Client was to enter into with a third-party company, as well as the activities aimed at certification in accordance with UNI 11352 and the first annual monitoring. The existing contractual documentation was analyzed, the necessary updates and additions were identified, and the new documents were prepared. Finally, the audits were scheduled, and assistance was provided to the client during the development phases of the verification process, following the drafting of the technical documents required for the audits.
