Scope of the contract: Detailed design of two heating and cooling plants for two school buildings within a hub in the province of Brescia.
Project Objective: Preparation of BIM-based detailed design documents, including drawings, quantity takeoffs, and technical reports, in coordination with the designers of the other systems.
Key information
Client Name: Multiutility of Northern Italy
Project Name: Detailed Design for the School Hub in the Province of Brescia
Project Period: March–June 2026
Total cost of the project: €1,200,000
Buildings involved: School Complex consisting of three separate buildings
Brief description of the planned activities
The Building Services Configuration of the Main Building
The facility in question consisted of two thermal power plants supplied by a district heating network.
The largest building featured the following main elements:
- Two district heating substations for the heating system, with a total capacity of 400 kW;
- A 120-kW substation dedicated to DHW production;
- A substation dedicatedto powering a power absorber with a capacity of 541 kW;
- A hot-water absorber for the production of chilled water with a capacity of 345 kWf;
- Two water- cooled electric tower refrigeration units of 618 kWf each;
- Two rooftop evaporative cooling towers, each with a heat removal capacity of 638 kWt.
The heating plant was located in the basement but was electrically and hydraulically connected to the roof to supply the evaporative cooling towers.
Coordination with the other facilities serving the school
The main challenge of the BIM construction drawings lay in the careful coordination required to avoid interfering with the school’s other systems, such as:
- UTA,
- secondary distribution lines
- fire suppression system.
The district heating substation for the smaller building
The smaller building, on the other hand, was designed to house a district heating substation with a dual heat exchanger for domestic hot water and heating, with a capacity of 100+320 kW.
Development of the BIM construction drawings using Revit and a 3D model
The construction drawings were developed using the BIM methodology using Revit software to produce drawings with a high level of detail and specific elements.
Coordination was carried out by uploading the 3D modelto the dedicated ACDat platform so that all parties could view the project’s progress and changes.
