Brief description of the planned activities

Organization of Maintenance Services

The proposal includes the definition of an organizational and operational structure that ensures the most effective management of integrated maintenance services and guarantees the use of highly qualified personnel.

Facilities Covered by the Contract

The maintenance work covered by the contract pertains to the following systems:

  • electrical andlighting,
  • air conditioning,
  • water-related,
  • fire protection,
  • specials.

Building Maintenance and Improvement Plan

The activities also include minor building maintenance. Specifically, the proposed maintenance plan calls for 66% of the activities to be performed more frequently and a 26% increase in the number of maintenance tasks on an annual basis, thereby ensuring the continuity of services.

Remote Monitoring and Preventive Maintenance

In addition, thanks to the remote monitoring already in place in the buildings, it will be possible to offer predictive analytics models for failure prevention and carry out preventive maintenance, while minimizing disruption to educational activities.

Hidden Leak Detection

Finally, the proposed activities include the development of strategies for detecting and resolving hidden leaks in systems, in order to ensureoperational efficiency.

System Automation and Remote Control

A central part of the project is the development of standard models for regulation and remote management/control. Based onan analysis of the current situation, the most appropriate course of action was defined in order to ensure a much more extensive network of monitoring points.

The solution is an automation and control system that enables the integrated management of the building’s HVAC, air-handling, lighting, and electrical systems, with the aim of optimizing monitoring, control, and regulation.

The proposed system is capable of interacting with existing devices and remote management platforms in order to ensure operational and functional continuity for the existing infrastructure and to maintain seamless communication with the University’s management system.

Based on the provisions of the UNI EN ISO 52120-1:2022 standard, “Energy Performance of Buildings—Contribution of Building Automation, Control, and Technical Management—Part 1: General framework and procedures,” the energy efficiency classes of the building automation systems covered by the Contract have been determined, identifying a range from Class C to Class D.

Criteria for Evaluating Solutions

The projects developed then took into account the optimal control and remote monitoring model from among the various available options, based on the following criteria:

  • costs,
  • impact,
  • performance,
  • adaptability,
  • maintainability.

Customized solutions for every system

Tailoring the approach to the specific context has made it possible to develop customized solutions based on a single, robust starting model. For each type of facility, the system architecture, operating scheme, the UNI EN ISO 52120-1 table for non-residential buildings, and the scoring sheet were then defined.
