Total Contract Amount: The total contract amount for a 10-year term, with an option to renew for an additional 2 years, for Lots 1, 3, and 6, is €18,644,471 (excluding VAT).
Buildings involved: The contract is divided into three lots: Lot 1 – Ponente (ASL 1, ASL 2); Lot 3 – Galliera (E.O. Ospedali Galliera); Lot 6 – Levante (ASL 4, ASL 5). Within each lot, three categories have been identified (IA.01, IA.02, IA.04), with the first two concerning fluid-based mechanical systems and the last relating to electrical and special systems serving the buildings.
Description of activities:
To develop the project, site inspections were conducted during an initial preliminary phase; these, together with the bid documentation, made it possible to determine the current condition of the properties included in the bid. This procedure allowed for the identification of critical issues and the most appropriate interventions to be implemented.
The energy efficiency measures proposed on a fee basis are defined based on the identified critical issues, technical requirements, and achievable benefits. Among the main measures selected are remote control and monitoring, the replacement or installation of air-handling units and circulators, and the replacement of the refrigeration units and heat generators presenting the most significant issues.
In addition, further retrofit initiatives have been identified, such as the installation of cogeneration and trigeneration systems to promote energy production from renewable and similar sources, the replacement of obsolete refrigeration units that have reached the end of their life cycle and use refrigerants with high GWP values, the retrofitting of distribution systems for domestic hot water and heating, and the replacement of obsolete steam generators and boilers.
The technical reports and related documents were prepared in accordance with the guidelines set forth in the request for proposals, with particular attention paid to identifying strategic guidelines for the management, operation, and maintenance of the facilities.
