Description of activities:
In preparing the bid proposal in question and the related documents, a thorough analysis of the bid documentation was conducted, and targeted site inspections of the facilities were carried out in order to identify any additional critical issues that may exist.
The technical reports for the University of L’Aquila’s Facility Management were prepared in accordance with the requirements specified in the request for proposals, with particular attention paid to the text, charts, and illustrations, clearly highlighting the strengths of the proposal.
The maintenance activities covered by the contract pertain to the following assets: building structures, electrical systems, plumbing and sanitation systems, fire protection systems, summer and winter air conditioning systems, network maintenance, security and access control systems, specialized systems, and elevator maintenance. In addition, property maintenance services, snow removal services, and rodent control services are included.
To ensure a high level of efficiency in maintenance and restoration activities, the improvements proposed during the bidding phase address the following aspects: constant monitoring of processes and the proper execution of all necessary work, scheduling of maintenance tasks, durability, and ease of maintenance, the use of enhanced environmentally friendly vehicles (EEVs), the implementation of a staff reabsorption plan, and compliance with the Minimum Environmental Criteria (CAM) for the services covered by the contract. In addition, a SCADA (Supervisory Control and Data Acquisition) platform will be designed for supervision and control, covering all major systems in the building subject to the project through management functions and the detection of alarms and malfunctions.
