Brief description of the planned activities: An on-site inspection of three residential units and the common areas, along with an analysis of the documentation received, provided accurate information about the current condition of the property and allowed us to verify the technical feasibility of the proposed interventions, including in terms of available space and integration into the urban context.

Based on the Feasibility Study, a series of measures were identified aimed at modernizing and renovating the property, which would simultaneously result in a two-class improvement in energy efficiency between the current state and the proposed design, in order to qualify for the incentives under the 110% Superbonus program. The proposed measures include thermal insulation of the opaque vertical and horizontal surfaces with the installation of a ventilated facade and a green roof (key measure), the replacement of windows and doors (secondary measure 1), the installation of photovoltaic systems on the building’s facade and roof (driven measure 2), the installation of electricity storage systems (associated measure 3), the installation of building automation systems (associated measure 4), the installation of heat consumption metering systems for individual residential units, and the installation of high-efficiency circulators.

Using the Edilclima software, the building’s current energy performance and the savings achievable through the proposed renovation initiatives were evaluated in accordance with the UNI TS 11300 standard. Using the dedicated EC778 module, it was possible to verify compliance with the technical requirements for eligibility for the 110% superbonus, prepare the standard energy performance certificates (APE) for both before and after the renovation, and thereby demonstrate the two-class improvement in energy efficiency.

The economic analysis of the projects was conducted by verifying the incentive caps and calculating the deduction rates provided for under the 110% Superbonus. The total investment for the renovation project is estimated at approximately €657,300, of which €599,800 is fully recoverable through the incentive.
