Buildings involved: The portfolio of buildings covered by the contract consists of 80 buildings, categorized according to the governing body to which they belong (Regional Council, Legislative Assembly, ARPAE), with a total area of 174,654 m2.
Description of activities:
In order to draft the energy management plan for the public buildings in question and the related documents, a careful analysis of the bid documents was conducted, and targeted site inspections of the structures were carried out.
The technical report was prepared in accordance with the requirements specified in the Request for Proposals, with particular attention paid to the textual content, charts, and illustrations, clearly highlighting the strengths of the proposal.
The services to be provided concern the maintenance of the following assets: winter and summer air conditioning systems, electrical systems and related equipment/generators/UPS, water and sanitation systems and related equipment, fire detection and suppression systems, and active and passive fire protection systems, lifting equipment, security and access control systems, construction work, telephone networks, data transmission networks and related systems, and automation and supervision systems. Additionally, supplementary work is planned.
In order to ensure a high level of efficiency in maintenance activities and energy management for public buildings, the improvements proposed during the bidding process address the following aspects: constant monitoring of processes and the proper execution of all necessary work; the selection of products with specific energy-saving features, durability, and ease of maintenance; the scheduling of maintenance work; the use of enhanced environmentally friendly vehicles (EEVs) and work tools characterized by lower fuel consumption and emissions; and compliance with the Minimum Environmental Criteria (CAM) for the services offered.
In addition, the LEED certification process applied to one of the buildings covered by the contract was examined in depth, thereby developing the most appropriate A strategy to optimize energy-intensive facilities with numerous inefficiencies in their resource management processes. This makes it possible to define targeted measures and environmental management processes that improve their energy performance.
